The objective of this report was to determine the best location for a coworking space in the state of Oregon and offer a coinciding business plan. To make an accurate recommendation several other steps were required. First the different location markets needed to be analyzed, areas that had highly educated, self-employed and white-collar professionals presented to be the best market for a coworking space. In order, to determine the best location, data from ArcGIS Business Analyst was used to give each location a suitability score. These suitability scores were then used to rank all three of the potential coworking spaces based on employment, industry, and demographic information. In conjunction with this the ranked locations, this report also presents a full business plan to layout a coworking space. With the information provided in this report someone interested in starting a coworking would effectively know how to determine a suitable location and create a business plan. This could also be used as a tool to run suitability analysis on market areas that affect a different kind of business. The decisions and recommendations made are mostly based on secondary research however some primary was done to create ArcGIS analysis.
